Location: Clute, Texas Compensation: Salary (includes 2-bedroom, 1-bath unit with utilities paid), plus sick leave, vacation, and holiday pay Position Overview We are seeking a reliable, hands-on On-Site Apartment Manager/Maintenance Technician to oversee daily operations and property upkeep at a 73-unit apartment complex in Clute, Texas. This position requires living on-site and being available for 24/7 emergency maintenance response. The ideal candidate will ensure the property is well-maintained, safe, and operating efficiently while delivering excellent service to residents. Key Responsibilities Live on-site in the provided 2-bedroom, 1-bath unit (utilities included). Perform routine maintenance and repair tasks, including plumbing, electrical, HVAC troubleshooting, painting, carpentry, and appliance repair. Complete make-ready cleaning and preparation of vacant units for new tenants. Respond promptly to all after-hours and emergency maintenance calls. Maintain common areas, landscaping, and curb appeal. Conduct regular property inspections to identify maintenance and safety issues. Maintain accurate records of work orders, materials, and maintenance logs. Coordinate with management and vendors for major repairs or capital projects. Enforce property rules and assist with resident relations as needed. Assist with move-in/move-out inspections and report findings to management. Qualifications Previous experience in property maintenance or apartment management preferred. Strong understanding of basic plumbing, electrical, and mechanical systems. Ability to work independently, manage time efficiently, and handle multiple priorities. Excellent problem-solving and communication skills. Must be able to lift up to 50 lbs and perform physical tasks as needed. Must live on-site and maintain 24/7 availability for emergencies.
